This section of our website outlines our Seller Services. It also outlines some of our objectives when representing you as well as other pertinent information relating to the selling process.
My primary goal as your listing agent is to help you sell your home for the highest possible price, in the shortest amount of time, and with the least amount of inconvenience to you. In addition to helping you sell your home, we can also help you locate your new home if you’re staying in the area. Or, if you’re moving out of the area, we can refer you to a qualified real estate agent in another part of the world.
I am an active member of the National Association of Realtors (NAR), Ada County Association of Realtors (ACAR), and Intermoutntain Multiple Listing Service (IMLS) and work as both buyer and seller representatives. In other words, I am qualified to help you buy and/or sell your home. In addition, I have extensive training to help you sell your home.
As your dedicated real estate agent, I will:
- Listen carefully to make sure YOUR objectives are understood
- Explain the home selling process thoroughly
- Discuss agency representation
- Price your home correctly (see the following section)
- Provide valuable information on staging your home for sale
- Implement a proven marketing plan
- Make every effort to sell your home promptly
- Generate and follow-up on all leads on a timely basis

- Network the entire broker/realtor population
- Diligently track the closing process on the sale of your home including:
- All contract negotiations, preparations, and follow-up.
- Release of any contingencies including financing, inspections, appraisal, or other.
- Work with the chosen title company to ensure all encumbrances, liens, etc. are handled correctly.
I will facilitate the entire home selling process from start to finish so you don’t have to.
Pricing your property
Determining the correct “market price” of your house is one of the most critical steps in preparing your home for sale. A well priced house often sells quickly once it is put on the market. In addition, when your home is priced right from the onset, you maximize your opportunity of reaching the most qualified buyers and obtaining top dollar.
Many things can affect the price of your house including market conditions, your specific situation, and other factors such as location, style, age, and condition. When pricing your home, I use a very specific methodology commonly called a comparative market analysis (CMA). Many homeowners “think” they know what their home is worth, but truth of the matter is – it only matters what the current market is willing to pay for it (and the bank is willing to lend on it). Therefore, we look at market conditions as they relate to your specific house. I’ve sold real estate long enough to have been involved in both seller and buyer markets. In a sellers market, we have more control over the price of your house as there are more active buyers in the market than sellers, thus increasing demand. Conversely, in a buyers market your home has to be priced both correctly and competitively in order to sell, as there are more active sellers in the market than buyers, thus decreasing demand. As your real estate agent, you can be assured I will price your house correctly based on both the facts and the market conditions.

Marketing your property
With the recent slow down in our housing market, marketing your specific home has never been more important than it is today. Statistic vary but most agree that over 70% of new home buyers use the Internet to look for potential homes. Therefore, the first thing I will do is list your home in our local MLS (Intermountain Multiple Listing Service). This allows every real estate broker and agent in the state of Idaho the opportunity to sell your home. In addition, this also allows every real estate agent (and their broker) to display your house on their personal websites (ex. ReMax.com, ColdwellBanker.com, etc…). In other words, ANYBODY in the world looking to buy a house in Idaho has the opportunity to see your house.
But listing your house on the MLS is only the start (but it’s also where most agents stop). I will also place your house on numerous real estate websites that are designed to promote your house (Homes.com, Zillo.com, Realtor.com, JustListed.com, ListingVue.com, etc…). However, this still is not enough. I’ve found that many potential buyers want to search for their new home without utilizing the services of a real estate agent (ouch!). To help these “do-it-yourself-buyers”, your house will also be listed on Yahoo Real Estate, AOL Real Estate, as well as free classified advertising websites like Zidaho.com and Craigslist.com. In addition, I spend thousands of dollars each year advertising my own websites (EveryHomeInIdaho.com, EveryHouseInIdaho, and TeamElsey.com) where your house will also receive additional exposure to potential buyers. I also alternate my advertising budget (based on what’s working) between several major marketing companies including Google, Yahoo, HomeGain, The Real Estate Book, etc… In short, your house will have the best Internet advertising money can buy.
Besides the aforementioned, I will also provide you yard signs, color flyers, and an electronic lockbox that will keep track of everyone who access your house. Everyone that access your home, or shows any interest at all will be personally contacted by myself and followed up in a professional manner. In addition, I will communicate with you as often as you would like to keep you informed about prospective buyers and other important information as it relates to the marketing and selling your home.
In short, I will everything I can to sell your house. Remember, it only takes one buyer to buy your house – and I will do all that I can to find them!
